    Landlording as a business

    Hi all, are there any property owners here that collect rent as business?

    We've just completed a very successful property development and I am now in posession of 6 high end residential apartments, all unencumbered.

    I plan to rent these units out as acting landlord and estimate a rental income of between R80 000- R100 000 / month in rental income.

    What would you do if you had this opportunity? More specifically, how would you:

    - manage cashflow?
    - manage tenant deposits?
    - manage tax payments
    - invest your income?
    - handle maintenance?
    - handle tenants?

          No, definitely not manhandling. If one does the homework properly before handing over the keys the bulk of the work is done. If non or late payment is still an issue there are (legal) solutions too, but al has to be put in place at inception.
          We do this since 7 years and are specialised on that. Nobody else in RSA is doing what we are doing.

            You mean you are the only people screening tenants in RSA?

              I don't think that is what he said ...... he said he has been doing it for quite a long time and obviously has a proven method to eliminate most non payers ......

                I hope we are not the only people who screen tenants. I am sure we not alone.

                However, I did not want to advertise here so I was a bit cryptic.

                All I can say is that where we are unique is that we are paying our owners on the first regardless when our tenants pay. Total non payment of rent is still paid to the owners up to 3 months and evictions are free. In order to shoulder that risk one has to be extra sticky when screening.                   I don't doubt that. The real problem is that one can only evict a tenant with a court order. There is no legal way around this...
