    Is there a recourse for bad business practice when a landlord evicts you to bring in the exactly same business as yours after you have put in years of work to create your goodwill in that shopping center

    Why did he evict you?

    I don't believe there is anything you can do. You rent the space / whatever is in your contract - nothing more, nothing less.

    If you run a KFC in the shopping centre and you agrgravate your landlord to such a degree that he is within his rights to evict you, you can't stop him from putting in another KFC.

            A lot of businesses feel East London is too small to open a branch so they give an agency to a local business.
            As soon as the agency exceeds a certain turnover they open a branch and hang the agent out to dry.

            Unfortunately this and your example of the 'Landlord' is considered business.

            However there is no reason why you cannot open the same business in the shopping centre down the road and through better service and expierience hog all the customers closing the 'Landlords' business down through lack of turnover or profitability, that is also business.
