Lawyers are claiming that the COC 2 Year validity is falling away. Even though the COC was issued 14 months ago they want a new one issued by their own "electrician" Looks like the electrical industry is about to start booming at the expense of the seller with the agents & lawyers getting richer out of the electricians sweat.
If you issue COCs' on a regular basis, what % of your inspections get a" clean bill of health", other than minor maintenance?

My argument has always been the COC is valid as long as there are no material changes to the installation. The question is, one day, one month, one year after - how do you determine that there have been no material changes to the installation without getting a qualified person in to do a test? We've done sites where we've got the installation up to scratch bar some missing item, popped by a day later with the part, only to find the purchaser has got the painters going and they've removed the light switch and plug covers, removed all the light fittings...
And it's at its worst with spec buyers that intend to put the property straight back onto the market again after "fixing the place up," which normally involves pretty drastic reconfiguring of the installation in the kitchen as a minimum. Of course they're the first to wave the COC they got when buying the place and saying "here you go - only two months old!"
The recent change in regs only introduced a limitation of the validity to two years, which is something quite different to claiming the COC is valid for two years.
