what i did with my house was like dave said...i went around took photos and made a list of all the faults...then made up a realistic quote...and offered the seller the value less my quote in rands and cents...they did not accept my offer but we agreed on a value slighly higher...now i am fixing all the problems in my own time...when i have the money...saving a huge amount of money because i decided not to take an additional bond to repair...fix as i have cash and claim from the tax man becasue i work from home...a win win situation.
