Good day,

My tennant wants to deduct the cost of replacing their hifi system from my rent. The reason being is that the recent heavy rain has resulted in a roof leak, which apparently dripped onto their hifi system.

I understand that as the owner of the property, I have to repair the roof leak, but I'm not sure if i'm obliged to repair their household items (this was a force out of my control, and shouldn't the carry their own household insurance for this type of damage?).

Does any-one know how this works, and if possible, point me to a link that defines the responsibility for the landlord and tenant in this scenario. The lease agreement vaguely covers this, but stops short of stating rain damage, although it mentions severe hail storms as an example.
