Dry Rot

I have sold my house and the company inspecting my house are refusing to issue the woodborer certficate because they have detected some dry rot. The sale condition stated that only a woodborer certificate need be supplied. Now the sale is in jeopardy and I dont want to waste more money on lawyers to uphold the sale.

Does a dry rot inspection form part of the wood borer complaince certificate? And can the company withhold the woodborer certificate because of dry rot?

Different provinces have different "standard practices" on this one, and I'm not sure what that might be for the Eastern Cape. But ultimately what you need to do as the seller comes down to the sales agreement.

If it's a clearance certificate for wood-destroying organisms required, the dry rot is included and you'll have to do something about it.
If it's a clearance certificate for wood-destroying insects required, then the dry rot is not an issue from a clearance certificate point of view (but if severe it's recommended that it's presence is included in the report).

Exactly. Rules vary as per the place. You should do something by Yourself to get rid of this dry rot problem. Prepare a boric acid solution to spray over the place. You may either get a ready-made one.The extent of problem also matters in Your case as it may be on a larger scale.
