    WHAT CAN I CLAIM BACK AGAINST RENTAL INCOME

    Hi everyone

    We have recently started renting out our granny flat on our primary property, so am a bit in the dark of how to do our tax return. I'd be grateful if someone could assist me with how to submit my tax return, how we claim the below items.
    1) We installed a new oven/hob/extractor and prepaid meters at a cost of less than R3500.00 each - do I claim this a maintenance, or capital improvements depreciated over "X" years
    2) We installed a carport for exclusive use by the tenants at a cost or R12 000.00. SARS website says this is depreciated over 5 years, so I assume it's not maintenance. Is that correct?
    3) Can I claim depreciation of the property value of the granny flat apportioned by % in relation to % of the entire property. In other words our property is valued at R2.5m. The granny flat is 35% of the total area. Can I claim 35% of R2.56m depreciated over 20years. A tax practitioner has advised me to include this in our workings, but it just doesn't seem right to me?

    As far as I know, you don't get a wear and tear allowance on property? See Interpretation Note 47: http://www.sars.gov.za/Legal/Archive...ion-Notes.aspx
