    Difference between property lodging and transfering

    Hi There,

    Please can someone explain this in detail which relates to a sale of a property.
    One attorney can lodge and then another can do the transfer? Why even do both attorneys get involved in the first place, why cannot it just be one firm?

    When it comes to the "two attorneys" suggested above, I suspect you're getting confused between the bond attorney and the transferring attorney.

    The bond attorney attends to the registration of the bond.
    The transferring attorney attends to the transfer of ownership of the property.

    Lodged is when the documents are formally handed in to the deeds office.
    Transfer is when the deeds office issues the new title deeds etc. (completes the transfer process within their office).
    The trouble with opportunity is it normally comes dressed up as work.

    The other thing that may be confusing you is that the transferring attorney may instruct another attorney in the same town as the deeds office to attend to the actual lodging and registering of said property.

    I know that the deeds office for EL properties is in King Williams Town and am I correct in assuming that the deeds office for Durban is in Pietermaritzburg?
